When a new community is conceptualized, the inspiration always starts with location. We look for areas that offer seamless connectivity to major thoroughfares and access to strong regional employers. Proximity to daily conveniences, like grocery stores and shopping centers, is also a top priority.
Understanding that a community is built on connection and a shared sense of belonging, we look for sites that can support our ideal community size of 150 to 250 doors. This size allows us to preserve green space and integrate popular amenities, including pools, clubhouses, dog parks, playgrounds, and BBQ areas.
A perfect example is our upcoming community, Riverstone Retreat, currently under construction in Canton, Georgia.
Riverstone Retreat is an example of our team’s strategic vision, offering a mix of single-family homes and townhomes, right across the street from Cherokee high school opening in August.
The location is near medical offices and retail, with easy access to a new Costco and the highway. Additionally, there are natural amenities within walking distance that align with our residents’ active lifestyles and desire for outdoor recreation.
It’s a good example of what we look for in every new site: the right mix of connectivity, convenience, and space to build a real neighborhood.
Designing Homes with Life in Mind
This philosophy doesn’t stop at the construction site. It translates directly into our blueprints and community planning.
We work closely with our home builders to select floor plans that work for the modern renter, focusing on three- and four-bedroom homes with two-car garages. Because over 40% of our renters have pets, we prioritize fenced-in backyards to give furry family members a safe place to play.

Currently, we are installing conduits for solar power on all new sites and making every new home EV charger-ready, a priority that has been incredibly well-received by our residents.
We are also in the process of rolling out bulk internet across all Quinn communities so that the residents’ systems are hot the moment they move in.
Next-Generation Amenities and Innovation
We believe that better living starts with a great neighborhood and fantastic amenities that are ready to use and enjoy from day one.
That’s the standard we’re working toward: amenities ready for resident use from day one of the lease-up. Achieving this means pulling design and general contractor selection much earlier in the development and planning process.
To maximize the renter experience, we are applying lessons learned from our established, thriving communities.
For instance, we right-size our pools based on the number of doors in the community. We also utilize smart layouts to separate staff areas from resident areas, allowing residents to enjoy the amenities after work hours without compromising office security.
