Buoyed by strong job growth, the Sun Belt continues to demonstrate a resilient capacity to absorb new supply, effectively balancing the heavy construction pipelines seen in recent years.
We anticipate continued, measured rent growth in 2026. For the year ahead, we have budgeted 2.5% on move-in lease spreads and 3.7% on renewals, resulting in a blended 3.3% increase across our 14 same-home and stabilized communities.
For residents, this means a much more predictable market where quality of service, rather than just the lowest price, becomes the main reason people choose where to live.
#2 AI Will Bring a Needed Layer of Transparency
Technology is moving fast, and in 2026, it is finally making the leasing process easier, not more complicated.
