Resident Services Associate – Winder/Commerce, GA

SUMMARY

As a Resident Services Associate, you will be responsible for managing the leasing process for residential rental communities. Your primary goal will be to attract and secure qualified residents while providing exceptional customer service throughout the leasing journey. This role requires a strong understanding of the real estate market, excellent communication skills, and the ability to build and maintain relationships with prospective residents.

RESPONSIBILITIES

  • Resident Acquisition: Develop and implement strategies to attract prospective residents, including online listings, advertising campaigns, and outreach to local businesses and organizations.
  • Respond promptly and professionally to inquiries from potential residents, providing them with detailed information about available rental homes and scheduling property tours.
  • Property Marketing: Collaborate with the marketing team to create compelling and accurate property listings that highlight the key features and benefits of the rental home community.
  • Utilize various marketing channels, such as websites, social media platforms, and print materials, to promote available properties and maximize exposure.
  • Property Showings and Tours: Schedule and conduct property showings and tours for prospective residents, showcasing the unique features of each rental property and addressing any questions or concerns.
  • Provide detailed explanations of lease terms, rental policies, and resident responsibilities, ensuring prospective residents have a clear understanding of the leasing process.
  • Lease Review: Review lease agreements, ensuring all terms and conditions are accurately documented.
  • Customer Service and Relationship Management: Establish and maintain positive relationships with residents, addressing their inquiries, concerns, and maintenance requests in a timely and professional manner.
  • Conduct periodic check-ins with residents to ensure their satisfaction.
  • Coordinate move-in and move-out processes.
  • Market Analysis and Reporting: Stay up-to-date with local rental market trends, pricing, and competitor analysis to ensure competitive positioning of rental homes.
  • Generate regular reports on leasing activities, occupancy rates, and rental income, providing insights and recommendations for improving leasing strategies.

QUALIFICATIONS

  • High school diploma or equivalent.
  • Proven experience real estate leasing, property management, or a related customer service field.
  • Strong knowledge of local rental market dynamics, rental regulations, and fair housing practices.
  • Excellent communication and interpersonal skills, with the ability to build rapport with prospective tenants and effectively address inquiries and concerns.
  • Detail-oriented with exceptional organizational and time management abilities.
  • Proficiency in using YARDI, CRM, and Microsoft Office Suite.
  • Familiarity with conducting resident screenings.
  • Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
