Area Manager – Operations


Area Manager of operations works closely with the Regional Manager in the execution of operational priorities of assigned portfolio as well as day to day management of sales and marketing.

  • Responsible for all on‑site operations of the assigned portfolio:
  • Meeting or exceeding the annual budget regarding NOI.
  • Providing leadership, hiring, training, evaluating, and supervising all on site associates.
  • All on‑site operations functions.
  • Promoting and upholding all company policies.


  • Manages day to day business of the onsite management while balancing the responsibilities of various business lines such as sales and marketing.
  • Work with RM on reports weekly, monthly, quarterly, and annual metrics. Assist in preparing, implementing, and meeting the annual operating and capital budgets and forecasts. Accurate and timely preparation of reports including financial reports, analysis, and budgets.
  • Establishes and maintains credible, professional relationships with clients, internal business lines, and external vendors.
  • Stays up to date on industry regulations, trends, and technology.
  • Ensures all agreements and documents are in compliance with rules and regulations for each property.
  • Assist RM by compiling and preparing the delivery of written and/or oral reports to present to upper management and SVP.
  • Works with sales teams to help set and meet daily and quarterly goals.
  • Partners with Marketing Director, Regional manager, and community managers to implement creative marketing and advertising strategies and solutions which includes the use of online advertising, corporate and property websites, SEO/PPC, signage, outreach and email marketing while appropriately selecting marketing techniques that fit the property’s resident profile and market conditions.
  • Collaborates with RM, Marketing, and construction department on new project development activity for implementation of marketing and leasing efforts.
  • Hybrid schedule with work performed in general office environment 3 days a week, and the option to work from home up to 2 days a week.  May require extended hours during peak periods.
  • Must have reliable transportation.
  • Availability for travel up to 50%-70%, based on business needs, to property and construction sites for on-site project monitoring and meeting attendance and site inspections.
  • Ability to routinely travel locally or out of state to properties in assigned portfolio and for team events and corporate outings including overnight travel if required by geographic locations.
  • Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.
  • This position, due to travel schedule, projects, or emergency response, requires nighttime and weekend accessibility (cell phone and computer)
  • Provide relief management to on-site offices as needed.
  • Conduct a minimum of two site visits for each property each month. 


  • Bachelor’s degree in business or other related field OR 5+ years in Property Management.
  • Knowledgeable in Microsoft Office products, advanced in Microsoft Excel skills and Adobe software.
  • Proficient in Yardi property management software or other similar property management software.
  • Able to multi-task with multiple projects and deadlines.
  • Must have a keen eye for construction details and overall physical property attributes.
  • Strong organizational, creative, and communication skills.
  • Can work independently with minimal direct supervision.
  • In-person work required for the first 90 days, after which 1-2 days/week maximum remote work is available based on performance.   Occasional travel is required for site inspections and other team meetings.
